This project was successfully delivered over two phases:

Phase 1 – £1.2M Refurbishment

Tri Construction carried out the £1.2 million refurbishment of the vacant former JTF warehouse at Tyne Tunnel Trading Estate. The scope of work included:

  • Demolition
  • Re-roofing and roof coatings
  • Full recladding of the office and warehouse
  • Mechanical and electrical (M&E) installations
  • Installation of sectional doors
  • External yard repairs
  • Decoration and flooring

Phase 1 was completed over a 22-week period and successfully handed over in September 2024.

Phase 2 – £1.0m Fit-Out

Following the successful completion of Phase 1, Tri Construction was awarded Phase 2 on behalf of UK Land Estates’ incoming tenants, Lookers. This phase, completed over a 20-week period, involved:

  • A full interior fit-out
  • Construction of a new office, toilet block and store rooms
  • Extensive M&E installations
